Priest River homes for sale, Pend Oreille River waterfront homes, North Idaho Realtor, Laclede Idaho real estate, Dover Idaho real estateExploring Pend Oreille River and Priest River, Idaho Real Estate A few coworkers and I recently spent the day exploring the Pend Oreille River—an area many people mistakenly refer to as Priest River—and came away with a completely different perspective on this part of North Idaho. Having grown up in North Idaho, I was surprised to realize I had never truly explored this waterfront recreation area. I had driven over the river countless times and shown homes and land throughout Priest River, Laclede and the surrounding communities, but experiencing the area from the water gave me an entirely new appreciation for it. If you are searching for Priest River homes for sale, Pend Oreille River waterfront property or a quieter alternative to real estate in Coeur d’Alene and Sandpoint, this stretch of North Idaho deserves a closer look. Starting at Willow Bay Marina in Priest River We began our trip at Willow Bay Marina & Restaurant, which also offers RV camping and sits directly across the Pend Oreille River from the small community of Laclede, Idaho. Before visiting, I pictured Willow Bay as a rustic, backwoods marina filled primarily with fishing boats and kayaks. Instead, we arrived to find beautiful surf boats, cabin cruisers and impressive waterfront properties—including a neighboring home estimated at nearly $4 million. It was my first indication that the Priest River and Laclede real estate market may be far more diverse than many people realize. The area offers everything from modest homes and wooded acreage to gated communities and luxury Pend Oreille River waterfront homes. After lunch with the restaurant owner, a local North Idaho builder took us out by boat to tour the river. Boating From Laclede to Priest River, Idaho We first traveled downstream toward the town of Priest River and the Highway 2 bridge—the same bridge many North Idaho residents cross on their way to Priest Lake. For years, I have asked my husband the same question: Why isn’t there more investment in Priest River? The downtown area is small and still has plenty of room for revitalization. At the same time, continued growth and rising real estate prices in Coeur d’Alene and Sandpoint have created greater demand for smaller North Idaho communities where buyers can find a more relaxed lifestyle, nearby water recreation and comparatively attainable housing. That combination is what makes Priest River real estate so interesting to me. Priest River sits near the confluence of the Priest River and Pend Oreille River, approximately 25 miles west of Sandpoint. Residents can enjoy access to boating, fishing, camping and other outdoor recreation while remaining within a manageable commute of Sandpoint, Newport and other North Idaho communities. The Two Rivers Park Project in Priest River One of the most significant projects planned for the area is Two Rivers Park, located along the confluence of the Priest and Pend Oreille rivers. The City of Priest River received the property in 2022. Plans for the approximately 38-acre southern parcel include public waterfront access, recreational trails, community gathering areas, athletic facilities, swimming and boat-launch access, wetland protection and shoreline improvements. StanCraft is also working with the city on portions of the proposed marina and RV park. The project is expected to be completed in phases and remains subject to funding, permitting and final development decisions. As someone familiar with StanCraft and its long history in North Idaho, I am encouraged to see a local company with experience in boats, marinas and construction involved in the planning. A project of this scale could significantly improve public access to the river and bring more attention to Priest River, Idaho, as both a recreational destination and a place to live. Pend Oreille River Waterfront Homes and Recreation After leaving Priest River, we headed back upstream past Riley Creek Recreation Area—somewhere I have always wanted to take my kids—and continued toward Dover. This was the point when I began to understand just how much high-end real estate exists along the Pend Oreille River. We passed numerous waterfront estates, expansive riverfront lots, private sandy beaches and luxury homes on both sides of the water. The river felt wide and calm, with considerably less boat traffic than I am accustomed to seeing on the Spokane River and Lake Coeur d’Alene. We even jumped in for a swim. The water was lovely, although slightly cooler than Lake Coeur d’Alene. For buyers interested in North Idaho waterfront real estate, the Pend Oreille River offers a compelling mix of recreation, privacy and scenery. Depending on the property, buyers may find private docks, community marinas, beaches, river views or acreage within a reasonable drive of Sandpoint. Discovering Dover, Idaho Dover was another eye-opening stop. I had not visited in quite some time and was impressed by how much the area had evolved. Dover Bay offers a resort-style environment with a marina, swimming areas, restaurant, trails and a mixture of vacation properties and year-round homes. Its more upscale character makes sense given its proximity to Sandpoint. Like Coeur d’Alene, Sandpoint has become known for tourism, outdoor recreation, waterfront living and a higher-priced real estate market. For buyers comparing Sandpoint homes for sale with properties in Dover, Priest River or Laclede, the right choice will depend on whether they value proximity to restaurants and amenities, a quieter setting, waterfront access, acreage or a lower starting price. What Is It Like to Live in Priest River, Idaho? Priest River may appeal to buyers who want: A smaller North Idaho community Access to the Pend Oreille and Priest rivers Boating, fishing, swimming and camping nearby More space or acreage New-construction opportunities A reasonable commute to Sandpoint or Newport Housing prices that may be more approachable than Coeur d’Alene or Sandpoint There are tradeoffs to consider. Priest River has a smaller employment base and fewer restaurants, shops and services than larger North Idaho cities. Depending on the property, buyers should also investigate internet availability, wells, septic systems, road maintenance, flood zones, shoreline regulations and winter access. This is where working with a Realtor familiar with rural and waterfront real estate in North Idaho becomes especially important. New Construction and Homes for Sale in Priest River From a real estate perspective, I am beginning to see more new construction and residential development move into the Priest River area. Available properties can include in-town homes, new subdivisions, cabins, wooded acreage, river-view homes and luxury waterfront estates. Some Priest River properties may also qualify for USDA financing, which can offer eligible buyers a zero-down-payment option. Eligibility depends on the property, the buyer’s income and current USDA requirements, so buyers should verify the details with an experienced local lender. Rather than relying on a fixed list of properties that may quickly become outdated, you can view the latest: Priest River homes for sale Pend Oreille River waterfront homes Laclede, Idaho homes and land New construction in Priest River Acreage and rural property in Bonner County Luxury homes near Willow Bay Dover and Sandpoint real estate Is Priest River, Idaho, a Good Place to Invest? I have been watching Priest River for years, and I believe it is one of the North Idaho markets worth paying attention to. Its location, access to outdoor recreation, proximity to Sandpoint and potential waterfront improvements could create additional demand over time. However, no real estate market—or development project—comes with guaranteed appreciation. Anyone considering a primary residence, vacation home, rental property or land investment in Priest River should evaluate the individual property, comparable sales, rental demand, infrastructure, development restrictions and long-term carrying costs before making a decision. Overall, our trip completely changed the way I see the Pend Oreille River. What I once viewed as an area I simply passed through now feels like one of North Idaho’s most overlooked waterfront corridors. We eventually returned to Willow Bay and ended the day by purchasing “I like big boats and I cannot lie” tank tops from the restaurant—which felt like the appropriate ending to our unofficial river tour. If you are searching for homes for sale in Priest River, Laclede, Dover, Sandpoint or anywhere along the Pend Oreille River, I would be happy to give you a personalized tour and help you compare the different communities. I am a licensed Idaho and Washington Realtor who has called North Idaho home for most of my life. I help buyers and sellers navigate residential, waterfront, acreage, luxury and investment properties throughout the region. Give me a call to explore the latest North Idaho real estate listings—and after this trip, I can officially say I know the river from both the road and the water.

Exploring Pend Oreille River and Priest River, Idaho Real Estate

A few coworkers and I recently spent the day exploring the Pend Oreille River—an area many people mistakenly refer to as Priest River—and came away with a completely different perspective on this part of North Idaho.

Starting at Willow Bay Marina in Priest River

We began our trip at Willow Bay Marina & Restaurant, which also offers RV camping and sits directly across the Pend Oreille River from the small community of Laclede, Idaho.

Boating From Laclede to Priest River, Idaho

We first traveled downstream toward the town of Priest River and the Highway 2 bridge—the same bridge many North Idaho residents cross on their way to Priest Lake.

Priest River sits near the joining of the Priest River and Pend Oreille River, approximately 25 miles west of Sandpoint. Residents can enjoy access to boating, fishing, camping and other outdoor recreation while remaining within a manageable commute of Sandpoint, Newport and other North Idaho communities.

The Two Rivers Park Project in Priest River

One of the most significant projects planned for the area is Two Rivers Park, located along the confluence of the Priest and Pend Oreille rivers.  Our captain informed me that the growing beast of a corporation, StanCraft recently pledged approx $10,000,000 to the town to help buildout the river's edge in exchange for a leaseback for a marina.   Furthermore, the adjoining acreage would be designated to StanCraft to build out a development of housing.  Aha!  This finally made sense to me.  The City of Priest River has plans for the approximately 38-acre southern parcel including public waterfront access, recreational trails, community gathering areas, athletic facilities, swimming and boat-launch access, wetland protection and shoreline improvements.

As someone familiar with StanCraft Wooden Boats and its long history in North Idaho, I'm happy to hear it would be the Bloem family behind the project.  They're a local North Idaho family who knows a) boats, b) marina life, c) construction in our specific zip code, and d) the people.

A project of this scale could significantly improve public access to the river and bring more attention to Priest River, Idaho, as both a recreational destination and a place to live.  Investors look out!

Pend Oreille River Waterfront Homes and Recreation
